The growth of offers on the secondary market of Moscow
In the first spring month of 2011 there was a positive trend: the total volume for sale of properties increased by 1.9%. The average cost per square meter remained at the same level and amounted to 169.4 thousand rubles.
Dynamics on the proposals of new housing is also zero, from 33.9% of all transactions belong to this segment. Due to the decrease of the dollar exchange rates in foreign currency grew by 2.4%: the price for one square meter is 5793 $.
Traditionally in the beginning of the year in the property market there is little activity, which by the spring gradually increases and leads to good results: March 2011 brought 15% increase in sales one bedroom apartments. Share bedroom living space in the open offer has decreased on 10%.
According to statistics, the cost of housing in General increased by 1.2%. The numbers consist of positive dynamics of growth of prices per square meter in standard panel buildings by 1.8 million, and in apartments with a small kitchen area and residential panel buildings with improved layout — 1.2 billion. The average unit price of objects in a monolithic homes fell 1.1 million.
In the past month recorded the best performance for the real estate prices. With the exception of Central and Northern administrative district of Moscow, where there was a decline in the value of 0.7 and 0.2%, respectively.
The General Director of "ASC MIEL" Vladislav Lutskov, speaking about the positive pricing trends in the real estate market of Moscow, said that in March concluded on 30% more deals than in January. He also makes a prediction about the preservation of this dynamics in the following months of 2011.
